Residential Property Legionella Risk Assessments

Landlords of residential/domestic properties (houses, flats etc) have legal a legal duty to prevent and combat Legionnaires Disease.
The Health and Safety Executive (HSE) states that landlord’s should carry out Legionella risk assessments for the Legionella bacteria which can cause the potentially fatal Legionnaires’ disease.

Most domestic rented premises will be low risk however it must be noted that as it is a potentially fatal form of pneumonia it is important that you assess the risks related to your rented residential premises.

Detailed guidance is provided by the HSE on their website and in the associated technical guidance Legionnaires Disease Approved Code of Practice L8 (ACoP) L8.
